    Director of Maintenance and Operations (General Services) - Full Time / 1.0 FTE


    SALARY:
    Starting - $10,219/mo.
    After 6 months - $10,730/mo.
    Annually Thereafter - $11,267 / $11,830 / $12,422/mo.

    THE POSITION:
    Under administrative direction, and within the framework of established Marin County Office of Education policies and guidelines, is responsible for the successful operation of the General Services Department, including but not necessarily limited to: Facilities planning and maintenance, school support services, including mail, stocking, inventory and delivery of classroom and emergency preparedness supplies, health and safety supplies, security, custodial/maintenance services, meeting room management, facilities rental and services, classroom and student program moves, and other related duties.

    ESSENTIAL DUTIES AND RESPONSIBILITIES:
    Plans and develops and periodically updates, in coordination with others concerned, a long-term space requirement plan for all Marin County Office of Education sites. Acts as liaison with school districts for yearly classroom lease and operations. Assists, coordinates, and cooperates with architects, contractors, government agencies and such other individuals or organizations involved in the process of facility planning and construction. Acts as liaison with regulatory agencies concerning buildings, grounds, equipment, and other facilities regarding compliance with ordinances and regulations and issuance of permits. Establishes and maintains long-term preventive building maintenance program including conducting annual inspections utilizing updated Facility Inspection Tool. Establishes, maintains, and supervises a long-term and methodical custodial / grounds keeping program. Coordinates and supervises moving activities, including warehousing of materials and equipment, and long-term file storage. Designs, implements, updates, and supervises a comprehensive operations systems for the Marin County Office of Education, including planning, coordinating, and supervising, mail, delivery, shipping, and receiving systems both for external and internal routing. Conceives, coordinates, and maintains security arrangements for personnel, facilities, and equipment, including emergency measures after hours and on non-workdays. Supervises and coordinates meeting room reservations, set up, breakdown and turnover of meeting space, space rentals and related services within the Marin County Office of Education and to community-based public and private organizations. Supervises and coordinates Marin County Office of Education warehouse and storage facilities and spaces, purchase of paper and other office supplies, emergency preparedness supplies, and health and safety related supplies, research and recommendation of critical operational equipment replacement and repair including postage machines, fire and security alarms, and surveillance equipment. Participates in emergency preparedness activities including serving as simulator for emergency preparedness training, serving as responder for Marin County Office of Education during declared emergencies; Coordinates and maintains emergency radio system for Marin County Office of Education and local districts. Coordinates quarterly meetings of local maintenance directors and develops and maintains informal bidders list as required by regulations. Coordinates activities to meet regulatory requirements regarding hazardous materials and solid waste, recycling and green waste, and surplus disposal. Coordinates deferred maintenance program including application to State Allocation Board and administers local program. Develops, monitors and implements Maintenance and Operations budget and reporting requirements. Performs other duties as assigned requiring the same effort, skill, and responsibility when work requirements are changed or modified.

    REQUIRMENTS:
    Training, Education, and experience:

    Education: Bachelor’s degree in business administration, public administration, or related field of study.

    Experience: Two years of increasingly responsible supervisory work in the general services field. Additional experience may be substituted for the required education on a year-to-year basis.

    Knowledge of: Building planning, maintenance, custodial and rental operations; communication services, security arrangements.

    Ability to: Effectively apply principles of supervision, training, planning and work scheduling; to effectively operate a key service component of the entire Marin County Office of Education organization in an efficient, supportive manner.

    Conditions of Employment:
